What fits in a 10 × 12 or 12 × 12 room?

Two of the most common room sizes, worked through with the numbers from our other guides: mattress sizes, clearances round a bed, and sofa proportions.

A 10 × 12 ft bedroom (3.05 × 3.66 m)

120 sq ft (11.1 m²), comfortably over the International Residential Code’s 70 sq ft minimum. The test: the mattress plus 30 in (76 cm) on both sides and at the foot, the clearance Dimensions.com gives as the minimum round a king bed and close to the 75 cm Simba calls comfortable. Headboard on either wall:

“Tight” means one side or the foot gets less than 30 in; 24 in (61 cm) is the usual minimum on a side someone uses (Simba).

A 12 × 12 ft living room (3.66 × 3.66 m)

On a 12 ft (144 in) wall, half to two-thirds is 72–96 in (183–244 cm), so a standard three-seater (84–90 in) fits with room for a side table (Trade Source). Across the room: a 36 in sofa, a 16 in gap to the coffee table (14–18 in, Castlery), and, say, a 24 in deep coffee table use 76 in, leaving 68 in (173 cm) for a 36 in walkway and an armchair or a media unit on the far wall.

And everything else

Rooms are rarely empty boxes: a door swing, a radiator or a low window can take a wall out of play. The bed size guide covers every mattress size and the sofa size guide every wall from 8 to 16 ft.
